The things families ask us most, from season dates and pet rules to what it costs to join.
Our season runs from May 1 through October 15 every year. We pack a full year of family activity into it, from the pools opening on Memorial Day weekend through the last themed weekends of the autumn.
Schedule a resort preview. They run year round, not just in season, and take about an hour: you walk the sites, see the lake and the pools, and get your questions answered with no obligation.
Call or text Laurie at (716) 264-8429 to book one. Conditions apply, so ask when you call.

Lakefront sites sit steps from the water, lakeview sites look out over it from slightly further back, and mountain sites are terraced into the Allegany hills with a choice of sun or shade.
All 780+ sites have full hookups, 30 or 50 amp service, a picnic table, a fire ring and on-site parking. See the RV Resort and Cabins pages for detail.
Very. We just ask you to follow a few rules so everyone can enjoy their stay:
There is also a dedicated dog park on the property.

Many of our members stay all summer and travel south for the winter. Call the resort at (716) 699-2352 for current availability.
Four, and you can move between them as your family changes:
The full side-by-side is on the Lakeside Living page.
Coast-to-Coast membership, Bear Creek ATV trail access, and Bear Creek and Allegany member cabin rates are included with all four.
Annual fees are billed in two halves: 50% on December 1 and 50% on April 15.
The three membership options can be financed with a $2,000 deposit and $145 per month over a five-year term. Cabin Ownership is a 15% deposit over a 15-year term.
Both are subject to approval of credit. Figures shown across the site are illustrative and are not a credit offer; the lender determines your actual terms.
Terms are unlimited and you can cancel at any time. Roaming RV can move up to Stay RV or Cabin Ownership, and Stay RV and Discovery Cabin both lead to Cabin Ownership.
Cabin owners also have access to a resort resale programme at 10% commission, and an optional managed rental programme on a 65/35 split.
No. We are a family-oriented lakeside membership community with over fifty years of history. There is no obligation and no high-pressure sales.
Swimming indoors and out, fishing, boating, canoeing, hiking, and s’mores over a fire. Our recreation staff plans activities, events and entertainment for every age, all season long.
Most of it comes with your stay rather than being charged for separately.
Seventy private acres with two miles of shoreline. Kayaks, canoes and pedal boats are available at the boathouse with Coast Guard certified life jackets in every size, and the trail rings the whole lake.
The water is calm enough for a first-time paddler and interesting enough for people who have been coming for decades.
Ellicottville is about fifteen minutes away for festivals, dining and skiing. Allegany State Park is roughly a 30 minute drive. Buffalo, Niagara Falls, Chautauqua Lake, Jamestown and Letchworth State Park all make comfortable day trips.
Both numbers are answered year round, and Laurie is happy to talk through the options with no obligation.
An hour on the property answers more than any page can. Walk the sites, see the lake, and decide in your own time.
Pricing, availability and programme terms must be confirmed in the applicable membership or purchase agreement. Financing is subject to approval of credit (OAC).
